A plumbing or heating inspection, an electrical installation report, an EPC and a building survey answer different questions. Calling a visit a property check does not make it a substitute for all of them. Start by explaining the concern or decision the inspection needs to support.
One inspection does not cover everything
A plumbing or heating inspection, an electrical installation report, an EPC and a building survey answer different questions. Calling a visit a property check does not make it a substitute for all of them. Start by explaining the concern or decision the inspection needs to support.
Agree access and testing limits
Agree whether the visit is visual, includes specified tests, or depends on appliances being operational. Occupied rooms, inaccessible pipework and a seller’s access permission can limit findings. Do not assume that floors will be lifted, walls opened or every concealed component inspected unless that is expressly included.
Ask what the report will contain
Ask for the property address, inspected systems, limitations and findings to be clearly identified in the resulting record. A report should distinguish observed defects from items that could not be checked. Avoid treating an absence of reported faults as a guarantee of future performance or of hidden condition.
Keep follow-up work separate
Inspection findings may lead to separate repair quotations or further specialist investigation. Agree those steps rather than assuming they are included in the inspection price. Send TradesFix the Liverpool postcode, property type, relevant existing reports and any purchase deadline so the correct inspection scope and access can be discussed.
This is general information, not a substitute for inspecting your property. Do not work on gas equipment or live electrical parts unless appropriately qualified. If there is immediate danger, call 999. If you smell gas or suspect a gas escape, leave the affected area and call the National Gas Emergency Service on 0800 111 999 from a safe location. Do not operate electrical switches or use naked flames.
